Tenant Inducements Detail Section - Leases Workspace

The Tenant Inducements detail section is used to document any incentives offered to either sign a new lease or renew an existing lease.

To perform actions in this detail section, you need to be able to see the Details pane. Click the List View, Summary View, and Map View buttons to toggle different content views. For more information about different content views, see the Content Views section of the Common Attributes of Workspaces page.

ClosedAdd Tenant Inducement

To add a tenant inducement to a lease:

  1. Open the Leases workspace.

  2. Select the lease to which you want to add a tenant inducement.

    Read the Filters page and the Collections section of the Common Attributes of Workspaces page to learn how to filter the records in your workspace.

  3. Select the Tenant Inducements detail section from the Detail Section menu.

  4. Click the Add Tenant Inducement button Pictured is a gray button in the shape of a plus symbol. in the toolbar on the right side of the Details pane.

    The Add Tenant Inducement window opens.

    Note:

    The Inducement ID field is read-only. The system will assign a unique inducement ID.

  5. Select the inducement type from the Inducement Type field.

  6. Select the status of the inducement from the Inducement Status field.

  7. Enter the original amount of the tenant inducement in the Original Amount field.

  8. Enter the amount of the tenant inducement which is still available for use in the Remaining Amount field.

  9. Enter the number of months/days into the Months/Days field.

  10. Enter the following dates in the appropriate fields:

    • Effective Date - the effective date of the tenant inducement

    • Received Date - the date the tenant inducement document was received

    • Collected Date - the date the tenant inducement was collected

    • Completed Date - the date the tenant inducement was completed

    • Requested Date - the date the tenant inducement was requested from the landlord

  11. Select the relevant document from the Document field.

    Note:

    Click the Open button next to the Document field to open the document.

    Note:

    If you enter a page number or the article/section that this tenant inducement pertains to, the document opens to that location when you open the document.

  12. Enter the page number in which this tenant inducement is referred to in the Page Number field.

  13. Enter the article/section in which this tenant inducement is referred to in the Article/Section field.

  14. Choose between two options:

    • Click the Save button.

      The Add Tenant Inducement window closes. Your new tenant inducement appears in the Tenant Inducements detail section.

    • Click the drop-down arrow next to the Save button and click Save & New from the menu that appears.

      The tenant inducement is saved and cleared from view. Repeat steps 5-14 until all tenant inducements are entered.

ClosedEdit Tenant Inducement

To edit a tenant inducement:

  1. Open the Leases workspace.

  2. Select the lease whose tenant inducement you want to edit.

    Read the Filters page and the Collections section of the Common Attributes of Workspaces page to learn how to filter the records in your workspace.

  3. Select the Tenant Inducements detail section from the Detail Section menu.

  4. Select the tenant inducement you want to edit.

  5. Click the Edit Tenant Inducement button Pictured is a small gray button that looks like a pencil. in the toolbar on the right side of the Details pane.

    The Edit Tenant Inducement window opens.

  6. Make your changes.

  7. Click the Save button.

    The Edit Tenant Inducement window closes. Your updated tenant inducement appears in the Tenant Inducements detail section.

ClosedView Tenant Inducement

To view a tenant inducement:

  1. Open the Leases workspace.

  2. Select the lease whose tenant inducement you want to view.

  3. Select the Tenant Inducements detail section from the Detail Section menu.

  4. Select the tenant inducement you want to view.

  5. Click the View Tenant Inducement button Pictured is a button that looks like an eye. in the toolbar on the right side of the Details pane.

    The View Tenant Inducement window opens in read-only format.

  6. Click the Close button Pictured is a small button that looks like an x. once you are done viewing the tenant inducement.

ClosedClone Tenant Inducement

To clone a tenant inducement:

  1. Open the Leases workspace.

  2. Select the lease whose tenant inducement you want to clone.

    Read the Filters page and the Collections section of the Common Attributes of Workspaces page to learn how to filter the records in your workspace.

  3. Select the Tenant Inducements detail section from the Detail Section menu.

  4. Select the tenant inducement you want to clone.

  5. Click the Clone Tenant Inducement button Pictured is a small gray button that looks like two sheets of paper. in the toolbar on the right side of the Details pane.

    The Clone Tenant Inducement window opens.

  6. Make any changes you want to the cloned item.

  7. Choose between two options:

    • Click the Save button.

      The Clone Tenant Inducement window closes. Your cloned tenant inducement appears in the Tenant Inducements detail section.

    • Click the drop-down arrow next to the Save button and click Save & New from the menu that appears.

      The tenant inducement is saved and cleared from view. Repeat steps 6-7 until all cloned tenant inducements are entered.

ClosedDelete Tenant Inducement

To delete a tenant inducement:

  1. Open the Leases workspace.

  2. Select the lease whose tenant inducement you want to delete.

    Read the Filters page and the Collections section of the Common Attributes of Workspaces page to learn how to filter the records in your workspace.

  3. Select the Tenant Inducements detail section from the Detail Section menu.

  4. Select the tenant inducement you want to delete.

  5. Click the Delete Tenant Inducement button Pictured is a gray button in the shape of a trash can. in the toolbar on the right side of the Details pane.

    A dialog box opens, asking you to confirm your choice.

  6. Click the OK button.

    The tenant inducement is deleted. It no longer appears in the Tenant Inducements detail section.

ClosedAdd Comments to a Tenant Inducement

To add comments to a tenant inducement:

  1. Open the Leases workspace.

  2. Select the lease whose tenant inducement you want to add comments to.

  3. Select the Tenant Inducements detail section in the Detail Section menu.

  4. Click the Tenant Inducement Details button Pictured is a button that looks like a paragraph. There is the letter i to the left of the paragraph.in the toolbar on the right side of the Details pane.

    The Inducement Details window opens.

  5. Click the Add Comment button Pictured is a gray button in the shape of a plus symbol. in the toolbar on the upper-right side of the window.

    The Add Comment page opens.

  6. Enter your comment in the Comment field.

  7. Click the Save button.

    The Add Comment page closes. Your comment appears in the Comments detail section of the Inducement Details window.

ClosedEdit Comments on a Tenant Inducement

Important!

You can only edit your own comments unless you have been granted the appropriate editing permissions by your administrator.

To edit comments on a tenant inducement:

  1. Open the Leases workspace.

  2. Select the lease whose tenant inducement comments you want to edit.

  3. Select the Tenant Inducements detail section in the Detail Section menu.

  4. Click the Tenant Inducement Details button Pictured is a button that looks like a paragraph. There is the letter i to the left of the paragraph. in the toolbar on the right side of the Details pane.

    The Inducement Details window opens.

  5. Select the comment you want to edit.

  6. Click the Edit Comment button Pictured is a small gray button that looks like a pencil. in the toolbar on the upper-right side of the window.

    The Edit Comment page opens.

  7. Make your changes.

  8. Click the Save button.

    The Edit Comment page closes. Your updated comment appears in the Comments detail section of the Inducement Details window.

ClosedDelete Comments from a Tenant Inducement

Important!

You can only delete your own comments unless you have been granted the appropriate permissions by your administrator.

To delete comments from a tenant inducement:

  1. Open the Leases workspace.

  2. Select the lease whose tenant inducement comments you want to delete.

    Read the Filters page and the Collections section of the Common Attributes of Workspaces page to learn how to filter the records in your workspace.

  3. Select the Tenant Inducements detail section in the Detail Section menu.

  4. Click the Tenant Inducement Details button Pictured is a button that looks like a paragraph. There is the letter i to the left of the paragraph. in the toolbar on the right side of the Details pane.

    The Inducement Details window opens.

  5. Select the comment you want to delete.

  6. Click the Delete Comment button Pictured is a gray button in the shape of a trash can. in the toolbar on the upper-right side of the window.

    A dialog box opens, asking you to confirm your choice.

  7. Click the OK button.

    The dialog box closes. Your comment no longer appears in the Comments detail section.

ClosedPreview Document

If a tenant inducement is associated with a document (see the Add Tenant Inducement procedures, steps 11 - 13), you can preview the part of the document that the tenant inducement is associated with.

To preview the document:

  1. Open the Leases workspace.

  2. Select the lease whose tenant inducement document you want to preview.

    Read the Filters page and the Collections section of the Common Attributes of Workspaces page to learn how to filter the records in your workspace.

  3. Select the Tenant Inducements detail section from the Detail Section menu.

  4. Select the tenant inducement whose document you want to preview.

  5. Click the Preview button Pictured is a small button that looks like a rectangle with a down arrow in its center. in the toolbar on the right side of the Details pane.

    The document opens in a new tab.
